10 Point Total Home Inspections Include All of the following.

Home inspections that require special consideration, and quotes for repairs and renovations are available on request.

1. Home and Yard Inspection

Our home inspection begins before we even open the front door!

Many inspectors forget that backyard/front yard living can be the best part of home ownership.

Specifically, we will look at the safety and integrity of patios, decks, sidewalks, driveways and parking surfaces.

As well as, drainage, problem plants, outbuildings*, overhead wires and retaining walls.

*(Some outbuildings inspections may carry an additional charge or may be subject to “complimentary comment” as outbuilding are excluded in SOP for Standard Home Inspections.)

Plain English: If you want me to glance at the “She Shed” I’ll take a quick peak and give you some friendly advice. However I’m not going to give the average outbuilding the same level of inspection or reporting as if it was part of the actual home.

2. Roof Inspection

Snow loads and Ice dams!

In West Michigan, home owners expect their roofs to do some serious heavy lifting!

Therefore, we will do a thorough investigation of…

  • Proper types of materials applied and their current condition
  • Propper installation of materials
  • Peaks
  • Valleys
  • Edges
  • Flashing at chimneys, vents and skylights

We consider how all of the roofing systems work together to protect the home from water intrusion, hopefully for many years to come.

I’ll crawl around in your attic so you don’t need to!

5. Exterior Envelope Inspection

Siding…

Think of it as the “skin” of your home! (We don’t want things crawling under your skin?)

Unfortunately, there are many holes cut and drilled through your house’s skin, that may compromise the home’s interior.

If not flashed and sealed properly, you can expect to share your walls, with water, insects, and varmints!

  • Doors
  • Gutters
  • Downspouts
  • Diffusers
  • Windows
  • Dryer vent diffusers
