Work with your realtor and home inspector to schedule the time necessary for a thorough inspection and extra time for a proper debriefing at completion.
Work with your realtor and the home owner to ensure they provide access to all parts of the home.
Remember that during an inspection we are guests in the home of the owner and we can not move, disturb, or damage their private items.
Keep pets and children at home, for their own safety and to facilitate a thorough home inspection.
What does “Certified” really mean?
In the State of Michigan, you are not required to be licensed to be a Home Inspector nor are there any laws against anyone calling themselves a “Home Inspector”. So, buyer beware!
However, my title of “Certified Professional Inspector” has been bestowed upon me by the InterNACHI for successfully completing over 500 hours of Nationally Accredited Courses on Home Inspection. (and my builders license is registered with the State of Michigan)
My continued certification is also contingent upon my adherence to InterNACHI’s strict “Code of Ethics”, conducting Home Inspections in substantial accordance to InterNachie “Standards of Practice” and a commitment to further education and testing.

What are your operating hours?
We are open from 8 AM to 6 PM, Monday to Saturday. We’re closed on Sunday. Holiday hours may vary, so please call or text if you have questions. If I don’t answer immediately please leave a text and I will get back to you as soon as possible.
(I do not have voice mail for time management reasons.)
How to cancel reservations?
You may cancel reservations by phone or text, up to 48 hours before scheduled inspection by call or text for a full refund.
However, If you cancel with less than 48 hours before your scheduled inspection you will be charged a 20% office re-scheduling fee.
Are pets allowed?
Sorry No, It pains me because I love animals but for their own safety, and to get the most thorough home inspection possible, please leave pets home.
What’s the average wait time for an inspection.
Depending on my schedule you may be able to get an inspection within as little as 24 hours. Call, text, and complete the online order form and electronically sign all required online agreements and contracts to add yourself to my schedule. A confirmation text or call will be sent to you.
Will I find every defect in a home during an inspection?
Armed with experience and with tools like thermal imagining, moisture meters, and instruments to test electrical systems, I will (in the short time allotted) often find defects that the average homeowner may never be aware of, even after living in a house for many years.
However, sadly I may not find every possible defect in a house, and I can only report on the defects that I can find.
There may be portions of the home that are inaccessible or off limits to me during an inspection due to circumstances beyond my control and/or covered under standard operating procedures.
